That seems a hell of a depreciation, although it also seems very high mileage for a CCM. I would have been happy if mine had managed to do that on the original engine. To be honest at that price if there was an easy way of putting a more reliable, cheaper to run engine, in it I would be tempted.
Does the AJP PR7 tick all the boxes for you?

A more typical price would seem to be circa £5500.

Can you stick the engine from a Husky (the one that had the BM engine) in it?

The 450 fitted in the Husky and the BMW and the CCM are all basically the same (some gearbox options with the CCM I believe.), I had a BMW for a few years it seemed reliable enough but I did stick a power commander on it to help sort the shitty low end fuelling
